CITY OF ST. GEORGE DOWN PAYMENT ASSISTANCE PROGRAM

WHAT IS IT?

The City of St. George Down Payment Assistance Program is a federally funded program with ta goal to assist eligible home buyers with a down payment and/or loan closing cists by providing up to $10,000 in the form of a non-interest bearing loan payable when the home is sold or refinanced.  The program is open to owner-occupied housing units within the St. George City limits. The maximum home price allowed is $247,368 for detached homes, and $131,955 for attached townhome/condos.


HOW DO I QUALIFY?


You must be a first time home buyer or have not owned a home in the past three years.
You must meet household income limits and have a gross annual household income which does not exceed 80% of median…

Judge Halts Bank of America Foreclosures in Utah

St George, Utah has had it's share of foreclosures, but one huge source of foreclosures has just been cut off.  Bank of America, one of the largest banks in the nation has been halted in it's ability to foreclose on properties in the state of Utah. But...will the ruling hold up?

On May 22, 5th District Court Judge James L. Shumate in St George ruled to stop all foreclosure proceedings in the state of Utah by Bank of America.  The ruling, if upheld, would require Bank of America and all other mortgage companies to have local offices in Utah where homeowner's can go meet in person with their bank to negotiate their loan terms.  Bank of America does not currently have local offices, and therefore (allegedly) does not conform to state laws.

Utah Helps Homebuyers - $6,000 Grant

Just announced last week, the Utah Senate has approved a bill offering down payment assistance to home buyers in the amount of $6,000.  The grants are only available on purchases of new construction homes, and the funds ultimately come from the economic stimulus package.

A few plan details:

  • the $6,000 does not need to be repaid
  • the home must be owner-occupied
  • no first-time homebuyer requirements
  • $6000 can be applied towards down payment, closing costs, rate buydown or principle reduction 
  • the State has a total of $10 million available for this program...or approximately 1600 loans 
  • income limit is $75,000 for individual or $150,000 if filing jointly

With greater lending restrictions and more stringent down payment requirement, this grant money should help many…

$8,000 Home Buyer Tax Credit

It is a great time to buy a home in St George, Utah...especially for first-time home buyers.  With the passing of the "American Recovery and Reinvestment Act of 2009", first-time home buyers are now eligible for a $8,000 tax credit.  How does this tax credit work?  Here are some details:

  • Timeframe: applies to all qualified purchases on or before January 1, 2009 and before December 1, 2009.
  • Amount: credit applied is 10% of the purchase price, up to $8,000.
  • Income Limits: full amount of credit available for individuals with adjusted gross income of no more than $75,000 or for a joint return, $150,000.
  • First-time Homebuyers: the credit applies only to first-time home buyers...or in other words, purchasers who have not owned a primary residence for three years…
